What you have noticed, and when it started
You are part of the assessment. The technician asks when the door last felt normal, what the first change was, whether a sound comes on the way up or the way down, and whether anything happened just before: a bump from the car, a heavy snowfall, a power cut, a new remote. A door that got noisy over a year and a door that changed overnight are different stories, and the second usually has a single cause. Previous repair paperwork, the door's manual and any photos from when the house was bought are all useful. This short conversation tends to shorten the search and adds context to the report that a checklist alone would miss.
Testing contact reversal with a board
The opener is reconnected and a flat 2x4 offcut is laid on the floor across the centre of the opening. The door is sent down from the wall control. On meeting the board it should stop and reverse to fully open on its own. If it stalls on the board, pushes against it, or only reverses after a long pause, the opener's down-force or travel limit needs attention and the finding goes in the report. Older openers without photo eyes are tested this way too, and their behaviour is recorded against the test the maker specifies. The board is used every time; a hand or foot never stands in for it.
Three checks you can repeat each month
The inspection leaves you with a short routine. Once a month, with the door closed, pull the release cord and lift the door by hand; it should move easily and hold at waist height. Reconnect the opener, lay a flat board on the floor and send the door down; it should reverse when it touches. Then start it closing and wave a broom handle through the photo-eye beam; it should reverse before contact. Each of these takes under a minute and mirrors what the technician did. If any of the three behaves differently from the day of the inspection, that is the moment to call, while it is still a small job.

How often should a garage door be inspected?
Once a year suits most households, and early spring, after the salt and freeze-thaw season, is a natural time. A door that opens many times a day, an older door, or one on a rental where nobody watches it closely does well with a look each season. Between visits, the monthly balance, reversal and photo-eye checks that industry guidance recommends catch most changes early.
What is in the written report?
The date, the door and opener model numbers, the spring type and dimensions, and a line for each component with its condition. Findings are sorted into in good order, maintenance done, planned repair and stop-use. Measurements such as seal gaps, track spacing and photo-eye height are recorded, and photographs of anything worth showing are attached. It is written so a future technician can quote from it and a future inspection can compare against it.
